DADU Pilot Project

Project Description

This detached accessory dwelling unit (DADU) and garage combination was thoughtfully designed and built to provide a comfortable, independent living space for a family member while maintaining parking. A true labor of love, the project showcases high-quality craftsmanship and meticulous attention to detail. As part of the Residential Infill Pilot Program, this was the first residential (R1/R2) DADU approved in the city. The design underwent extensive review by a legislator and city staff committee, followed by final approval from the city planning director. In collaboration with the planning team, the structure was repositioned farther into the hillside to improve accessibility—an adjustment that required the removal of over 150 yards of dirt and mud. Key infrastructure updates required relocating a utility pole to allow garage access and clear the view from interior windows, installing a new main home sewer line, and hand-stacking a multi-tiered rock retaining wall—no small feat given the uncooperative weather during construction. Custom elements were incorporated throughout, from stairs formed and poured onsite with custom flush lighting, to carefully matched masonry that echoes the original home’s brickwork and trim. Large beams were initially intended to be covered but were left exposed at the homeowner’s request, transforming the flat ceiling into a vaulted one with custom lighting details. Interior features include soft-close barn doors, a ductless heat pump ("mini-split") for efficient heating and cooling, and a shortened bedroom wall to promote airflow. A tailor-made cabinet was installed near the stairs for added storage, and an all-in-one washer/dryer unit was tucked into a compact space without the need for traditional venting. The fully finished garage space below incorporated a separate gym area and a set of craftsman inspired custom garage doors. The space also contains a separate bathroom with a tiled shower, a cozy sitting area, and a compact yet fully equipped kitchen. This project stands as a testament to the power of collaboration between homeowners, designers, city officials, and skilled tradespeople to create a beautiful, functional dwelling that integrates seamlessly into its neighborhood.
